2 previous agents tried and failed to get this, Studio City, south of Ventura Blvd. home sold. After the 2nd agent had failed to get a single offer on this unfinished 3 bedroom and 3 bath house on Ridgemoor. PCREG decided we could help this seller and wanted to take on, getting this property sold. We reached out and contacted the out of area seller. As he had been let down twice, getting him to put the property back on the market, wasn't easy, but we are persistent and believed our plan would work.
So after several months of conversations, we listed the property for sale.
Prior to coming on the market, we hired a HD photographer, a 3D Matterport tour and had the interior virtual staged. Being in the middle of a Pandemic, getting people into the home safety was a priority. So our team scheduled regular disinfecting and exterior cleaning. No we didn't hire anyone, the team took on the responsibility.
As we shifted from pre-market prep to on market, marketing, our extensive database was used to have conversations with accountants, business managers, past clients, neighbors and buyer leads to present, what we knew, would be a fantastic home for some lucky buyer.
And we were right, after each inspection, that was reinforced. The property needed a COO (Certificate of Occupancy) as the seller had never finished the process during the 2 other listing periods, spanning over a year. We worked with the DWP to get the services connected and the LADBS to finally issue the COO so we could close. I am happy to say that on April 2 2021 the property closed escrow.
So next time you receive one of our sold postcards, you might want to ask yourself, I wonder what it really took to sell this property?
